Southern Georgian Bay Sales hit a high to start 2016!
The Southern Georgian Bay Association of Realtors® is made up of two distinct markets, namely the western region and the eastern region.
The Western region includes: Wasaga Beach, Springwater, Clearview Township, Collingwood, The Blue Mountains, Municipality of Meaford, and Grey Highlands.
The Eastern region includes: The towns of Midland and Penetanguishene, and the townships of Georgian Bay, Severn, and Oro-Medonte.
According to our stats, Home Sales numbered 154 units in January 2016, the best start to any year, since 2002! Home sales in the western region were unchanged on a year over year basis at 96 units in January 2016. This was tied with last year as the third best January on record!
Home Sales in the Eastern region totalled 58 units in January. This represents an increase of 48.7% from January 2015. It also represents the best January in over a decade!
With the combination of sales running at record highs and supply being at record lows, the market is relatively tight in the Southern Georgian Bay! This means we could see price growth heating up as we head into Spring and Summer.
The number of new residential listings in January 2016 for Southern Georgian Bay, was 315 units, representing a decline of 12.3% from last year and at its lowest reading for the month in more than a decade! It is to be noted that the majority of this decline is as a result of a shortage of new supply in the Western Region.
The overall supply remains at a decade low in Southern Georgian Bay. There were 859 active residential listings on our SGBAR MLS® at the end of January 2016, which is down form 37.7% from a year ago.
There were 5.6 months of inventory at the end of January in Southern Georgian Bay, which is below the 10.2 months on record for end of January, 2015. It is to be noted that it is below the average for this time of year. The number of months inventory is the number of months it would take to sell current inventory at the current state of sales activity. As per our SGBAR MLS® records, the value of all residential transactions in January was 49.8 million, down 9.7% from January 2015. It is to be noted that January 2016 has gone down as the best January on record!
