Changes in 2023 for the Real Estate Market!

All indicators are pointing towards a more balanced market in 2023. According to reports from The Lakelands Association of Realtors which represents Realtors in Collingwood, Wasaga Beach, Midland, Penetanguishene and Orillia, non waterfront house sales in October in the west region-which includes Collingwood, Wasaga Beach and the Blue Mountains-totalled 125,  down almost 40% from October 2021.

In the central region, which includes Midland, Orillia and Penetanguishene, sales totalled 159, down 25% from the same period last year.

2022 started off well, but things took a turn at the end of May. We went from a “Sellers’ market” into a balanced market, overnight!

If homes are priced realistically in this market and the Sellers are not expecting “Pandemic Prices”, homes are selling  in a reasonable time, because fundamentally, there is still a lack of supply. If anything has changed it is the demand, because of the perceived uncertainty or “not knowing” in the marketplace! Uncertainty now is the biggest challenge for the Buyers that are waiting in the wings!

Once the Bank of Canada indicates we have reached the highest level of Interest Rates and that they are not going to put them up again, and Buyers know where they stand, there is a good chance that we could go back into a “Sellers’ Market”, primarily because of the lack of supply of homes.
